This project consists of a new single-storey brick veneer residence of simple construction. It will utilise typical construction techniques and current industry practices.

As the building supervisor of this residential project you will need to interpret the project documentation to ensure the existing asbestos-clad dwelling on the site is safely and successfully demolished. You must also ensure that the proposed dwelling is constructed safely and according to the project documentation.

Work through tasks 1 to 11, referring to the appropriate documents when you have identified them. (NOTE ANY WORKS TAKEN FROM BUILDRIGHT WILL NOT BE ACCEPTED FOR MARKING)

Task 1

Develop a Demolition Plan for the removal of the existing asbestos-clad dwelling using the template provided and research from the WPHS Act and Regs. . Your demolition plan will document how you propose to demolish the existing house. The existing house measures 12m long x 8m wide x 3.0 high top of fascia (see photo attached). External walls and Roof are both sheeted with Non Friable Asbestos. Include in your plan a completed Asbestos removal checklist.

Task 2

Using the BCA Vol 2 determine what types of loads your new building (Structure) may be subjected to in order to satisfy the performance requirements of the BCA. Provide drawings of typical loads that your building will be subjected to noting you are building on Gold Coast QLD.

Task 3

Explain the roles of all the relevant industry professionals’ min of (6) you may need to engage and consult.

Name the different types of documentation needed to start the application for this construction work through council.

Check the BCA requirements for the proposed residential dwelling as if it were to be constructed within the following zones: bushfire, high-wind, earthquake, and alpine. Explain how the construction may need to be modified to conform. Explain the process within the BCA for certification of new and emerging technologies.

Task 4

Conduct a pre-commencement site inspection. You will need to find a vacant site similar to the one indicated in the working drawings. (Make sure you provide a sketch of the site).if you are unable to find a site please be sure to speak to your trainer.

Task 5

Prepare a footing layout for strip footings and pad footings. Draw the outline of the purposed house using graph paper and a scale of 1 square representing 300mm. Nominate the footing and pad footing sizes and draw a sectional view on your plans. Strip footing will be indicated as SF1 and Pad footing as PF1. Suggest and explain a suitable termite protection system.

Task 6

Prepare a conventional floor joist and bearer layout using the layout you have drawn. Note you will need to refer to AS 1684 for member specifications.

Prepare a long span floor joist layout as an alternate option to a conventional floor.

Plan the laying procedure of the platform flooring. Prepare a mark-up drawing where you show every individual sheet and the order in which it is to be laid.

Prepare a procedural checklist for the installation of a timber floorboard platform floor.

Task 7

Determine the Common stud and Lintel sizes for the external wall framing members. You will need to nominate the number and size of Jamb studs that support your Lintel using the tables in 1684.4. To assist you with your calculations use F5 90/100mm seasoned timber @ 450mm c/c

Mark-up on the floor plan suitable locations for wall bracing and tie-downs.

Describe and provide sketches of construction details for a variety of external wall claddings. These must include two masonry, two board claddings and two sheet claddings. Clearly include all details relating to sarking, flashing and fixing.

Task 8

Provide a list of all the relevant services to be installed and explain any special provisions required for their installation. Note that a ducted vacuum system is to be installed within the internal timber wall frames.

Task 9

On the roof truss layout plan label each individual type of truss used in the formation of the entire roof system. Also provide sketches of the following types of truss fixing details: joist hanger, triple grip, cyclone tie, and truss grip.

Provide a cross-sectional sketch of a conventional roof system with all the members clearly labelled.

Describe and provide sketches of construction details for a variety of roof claddings. These must include one tile roof and two metal roof sheeting claddings profiles. Clearly include all details relating to sarking, flashing, fixing and minimum pitches.

Task 10

Prepare a window schedule and sketch an acceptable industry installation detail for a timber window clearly indicating the flashing system.

Task 11

Prepare a checklist to ensure the quality of the following systems: footing, floor, wall, and roof.

Commission and building description

We have been asked to provide a site classification and footing recommendations for a brick veneer residence.

Site description

The proposed construction site is on the south side of the street and is virtually flat. Site drainage is fair. We anticipate that a deep site cut will not be required. Some small trees were noted near the proposed building at the time of our investigation (refer to conclusions and recommendations). The natural soil types are mainly sands and sandy clays developed on tertiary sediments.

Testing programme and findings

Two test sites were established and excavated to the depths indicated in the drill logs. Disturbed samples were collected and hand classified. The soil profiles encountered are shown in our log sections together with the results of in situ and laboratory testing (if applicable). No permanent water table was found during our testing programme. Any water seepage or ‘perched water table’ noted is shown in the log sheet.

Comments

The depth of the recommended foundation material may vary outside the test locations or if the site is excavated or filled in any way after the date of our testing. Some allowance should be made for the removal of organic matter, roots etc which may be found in small localised areas in the footing trenches.
